There is a housing shortage in Joliet, Illinois and Ezio Community Development Services wants to help by building or renovating 40 homes on the East Side of Joliet. Our income-based program will provide housing for first time buyers, families with children, and elderly individuals or couples looking for their forever home.
HOUSING
OPTIONS
Single floor living with efficient plans to accommodate small families, elderly couples and ADA accessibility as needed. 2 bedrooms, 2 bathrooms, and the option to include a garage or basement. Homes range from 1200 sf to 1900 sf
Ranch Home
Multi-floor living with added space for larger families. 2 to 3 bedrooms, 2 bathrooms, and the option to include a basement. Homes range from 1400 sf to 2600 sf
Two-Story Home
Grouped units to maximize the landscape, offering 2 to 3 bedrooms, 2 bathrooms, and the option to include a basement. Homes range from 1400 sf to 2600 sf
Townhome
HOUSING GALLERY
Must be willing to complete pre-requisite homeowner education series (including financial literacy and home maintenance training).
Must be able to pay the inspection fee, escrow, and down payment as required (down payment assistance may be available).
Must have a sufficient credit history, with no accounts in collection, no unsatisfied public records, and no bankruptcies within the last three years.
Must be able to pay an income-based mortgage.
Must adhere to ECDS’ policies and requirements.
Must maintain or open both a checking and savings account.
Must be a Joliet resident for a minimum of one year.
Must provide proof of income and two years of steady employment.
Must be a US citizen or legal permanent resident (social security card is required).
Program Qualifications for Potential Homebuyers:
All homes purchased through ECDS must be the homeowner’s primary residence.
